Architectural Control

All major building projects must be approved in advance by the Architectural Control Committee. Specific requirements may be found in the appropriate sections of our Restrictive Covenants, which are available for download using the link at the left. All property owners must comply with the Restrictive Covenants in their entirety.

The Architectural Control Committee reviews the plans for all construction to ensure compliance with these covenants. The Architectural Control Committee shall consist of a minimum of 3 members and a maximum of 5 members, but regardless of the number of members on the Architectural Control Committee, a minimum of 3 votes will be required to pass or reject a project.

To begin the process, obtain the application for your neighborhood from the links below, fill it out completely and return it along with architectural drawings (elevation and floor plan at a minimum), a site plan (showing location of house and septic), and a check (payable to PFFPOA) for the impact fee to:

It is the responsibility of the property owner to initiate the approval process. Written approval must be received before clearing or construction begins. The committee is allowed 30 days to approve or disapprove any request.

Frequently Asked Questions

Q: I’m considering the purchase of a lot on your wooded mountain, but I really hate trees. Is it ok to clear cut my lot?

A: No. Clear cutting is strictly prohibited. We want to maintain a naturally wooded environment. The covenants spell out how much you may clear.


Q: How about if I build my barn, storage or garden building, greenhouse, gazebo or garage/carport first and live there while I build my main house?

A: This is strictly prohibited.


Q: I’m a small business owner and want to run my business out of my house.

A: Lots shall only be used for single family residences and approved out-buildings. No structure may be used for commercial purposes.


Q: What is the process to gain the approval of the Architectural Control Committee?

A: You must submit the approval form for your neighborhood along with architectural drawings and a check for the impact fee. At a minimum, the drawings we require are a site plan showing the location of the house and septic field, an elevation view, and floor plan.


Q: When do I need to do this?

A: At least 30 days before you begin construction or lot clearing. The committee has 30 days to review and approve or disapprove your application. After you obtain written approval, you may break ground.


Q: Now that I’ve read all these FAQs, I don’t really need to read the covenants do I? They are as boring to read as my insurance policy.
